Major change to care home being built in Edwalton as developer wants flats for over-55s instead

A developer is seeking permission to repurpose a block of assisted living flats already being built into affordable flats for older people.

Applicants, developer Charterpoint and housing provider for older people Anchor, received planning permission from Rushcliffe Borough Council for the 77-bed, three-storey assisted living building in Edwalton in November 2023.

Building work on the original proposals has already started at the junction of Melton Road and Rose Way.

On Wednesday (December 18), Anchor submitted its updated proposal to change the type of development.

It now wants to turn the site into flats for older people over the age of 55, meaning it will no longer function as supported living accommodation.

Recent planning papers say discussions between the applicant and Nottinghamshire County Council, as the social care authority, has “led the applicant to understand that the anticipated demand, support and funding for extra care at the site may not be available”.

Anchor also wishes to increase the amount of flats from 77 to 80 by reducing internal communal space, with car parking spaces increasing from 46 to 48.

Planning papers say there is a ‘commitment’ that all of the flats will be affordable, along with a communal lounge.

There would be a total of 31 one-bedroom flats and 49 two-bedroom flats.

The site can already be accessed from Rose Way, via Melton Road, with a newly-formed roundabout and access road.

Anchor is also England’s largest not-for-profit provider for accommodation and care services for older people, catering for 60,000 people in over 1,700 locations.
